Transforming this 1973-built, 3,400 sq ft, three-level home in Broadview neighborhood in Seattle, WA. into a warm and inviting space. The basement features a cozy bathroom, while the main floor offers a spacious living room, dining area, and kitchen—ideal for gatherings with loved ones. There will be two bedrooms sharing a charming bathroom, and the third floor will feature a luxurious master suite, creating a beautiful retreat.

Project Name: Broadview

  • Location: Seattle, WA
  • Home Size: 3,400 sq ft
  • Type of Project: Full home remodel
  • Budget Range: 400K – 450K
  • Timeline: 4-month construction phase

The project includes replacing the existing flooring throughout the home, remodeling the kitchen and bathrooms, and creating a newly designed master bathroom with a well-thought-out layout. The entryway will receive a fresh coat of paint to brighten the space and create a more welcoming first impression.

As part of the architectural updates, two new sliding doors will be installed at the front of the house, along with a spacious 14-foot sliding glass door connecting the dining room to the deck. These additions will enhance natural light and strengthen the connection between indoor and outdoor living areas.

The kitchen will be designed and built with all built-in appliances, a super large island, two dishwashers, and a built-in sparkling/coffee machine. An instant hot water system will also be incorporated. Together, these upgrades will improve functionality, comfort, and overall style while maintaining the integrity of the home’s original character.

The clients wanted to give their entire house a fresh, modern look that better reflects their lifestyle, all while staying within their budget. They were excited about updating the house’s aesthetic to make it more comfortable and stylish.

The house was updated in the late 90s, featuring beautiful dark-stained wood cabinets and a lively pattern, along with upgraded granite that added character. The wood floors with their intricate grain pattern brought warmth and texture to the space. However, the bathroom layout was somewhat cramped, and the shower wasn’t large enough to be as comfortable as it could be.

Challenges

We installed a beautiful marble bookmatch natural stone on the living room  fireplace, which added a lovely touch to the space. Additionally, we made some updates to the master bathroom layout. It was a bit challenging because we had to carefully move all the  plumbing between the floor joists, and we also faced some hurdles with the existing HVAC system. Despite these challenges, the project was a rewarding experience, and we’re happy  with the results
